About The Role

The Design Manager is an exciting opportunity for immediate and continued professional growth and development within a vertically integrated project delivery environment. You will be part of a cross-functional team with a common goal of delivering the best possible experience to our members, on time, on budget and on brand.  From programming through construction you will be driving the preparation and coordination of design deliverables and documentation. Throughout the entire project lifecycle you will communicate with external consultants as they complete documentation. You will provide mentorship to design staff, providing oversight and guidance for all milestones and deliverables, facilitating internal sign offs with leadership.  As the project shifts into construction, you will work closely with the Project Manager to ensure the design intent is met and the user experience is of the highest quality. 

Responsibilities 

  • Develop and manage the design scope of all project work. 

  • Effectively coordinate all design deliverables and follow projects from inception through successful completion for a portfolio of projects, ensuring quality sign offs by regional leadership.  This includes, but is not limited to, programming, layouts, design packages, handoff packages, construction documentation, permit sets, and handover to building openings and operations. 

  • Determine and organize functional requirements, providing high level programming, space planning, and code analysis.

  • Lead an internal team of architects and interior designers to design, document, coordinate, and execute multiple simultaneous high-quality projects in line with brand and budget guidelines. 

  • Manage external consultants; coordinate with Architect of Record (AOR) and Engineer of Record (EOR) on all projects.  

  • Be a key member of a collaborative management team, working closely with project managers and construction managers.

  • Lead the coordination of all design disciplines to produce comprehensive and coordinated construction document sets which adhere to local building codes, ADA, zoning, and any other applicable jurisdictional requirements.

  • Provide mentorship, support, and direction to members of the design team, including review of and comment on their work.

  • Institute documentation and project management standards.

  • Communicate project updates regularly to management and cross functional teams such as the status of each project, potential issues, risks, etc. 

  • Lead a team of internal designers and external consultants, addressing and resolving any design deliverable issues that may arise.

  • Lead internal and external team meetings as needed, providing clear, concise and actionable agendas and communication.

  • Ensure design deliverables adhere to any quality assurance policies and procedures for design, documentation and project management. 

  • Team Resources: Manage a cross-disciplinary design team of direct reports, collaborating closely with design technologists, MEP engineers, ICT engineers, graphic artists and lighting designers.

  • Studio Resources: Manage a cross-disciplinary design studio that supports multiple Design Managers and projects.  

  • Studio Resources: Provide project and staff related insights to leadership in order to support performance, workflow and design efficiency improvements across the studio.

  • Interview and provide feedback on select applicants to the corporate recruiter, design directors, and regional design director.

  • Bachelors or Masters Degree in Architecture or Interior Design required, licensed or certified professional preferred

  • 8+ years professional design experience in high quality commercial or hospitality projects with expertise in leading and implementing efficient and effective design process related initiatives that can be scaled regionally

  • Excellent time management skills and experience managing multiple projects simultaneously; ability to prioritize tasks and work on both short term and long term solutions simultaneously.

  • Process oriented, detail oriented, reliable and focused

  • Thorough knowledge of building materials and construction details

  • Thorough knowledge of and experience working with, building codes, ADA, zoning, and any other applicable jurisdictional requirements

  • Understanding of project budgeting and scheduling with a focus on soft costs and the ability to communicate and work closely with external consultants to ensure that project milestones are being met and deliverables are on-time and complete

  • Excellent decision-making skills and a highly resourceful problem solver

  • Ability to initiate and establish business relationships with internal business partners and external consultants

  • Clear communicator and excellent presenter with oral, written, and graphic representation skills

  • Experience providing mentorship and supporting career growth in others

  • Proficient in the following programs: Revit, all things Google, Bluebeam Revu

  • High command of English language (spoken & written) as well as fluency in local language/dialect (if applicable).

Our headquarters in NYC sits in Chelsea, but our growing tech team works from our SoHo, Chelsea, and Greenwich Village offices.
