The Role

We’re hiring a Director of Business Development to drive Lumen’s next chapter of growth. You’ll act as a transaction advisor to some of the most sophisticated players in CRE — running a full deal cycle from first call to signed lease. You’ll help owners see the income potential hiding on their rooftops, guide them through their options, and strategically support them in getting top-of-market terms on solar & battery leases. Behind you is a operations and engineering team to make the competitive bidding process exceptional.

This is a quota-carrying role, and a pivotal one. You’ll build relationships with owners, asset managers, attorneys, managing directors, and investment committees that define the commercial real estate industry. We expect what you learn from those relationships will shape our go-to-market motion and influence our product.

What You’ll Do

  • Own and exceed quarterly and annual bookings targets. Lumen records a booking when our CRE customers sign onsite energy agreements (Site leases, PPAs, Construction contracts) with well-capitalized Energy Project Developers.

  • Build relationships with senior decision-makers at real estate and investment firms, like asset managers, CIOs, managing directors of sustainability, CEOs

  • Run the full deal cycle: prospecting, discovery, financial modeling, proposal, negotiation, contracting, and handoff, calling in cross-functional support as required

  • Guide customers through competitive bid reviews and high-stakes contract negotiations

  • Represent Lumen at industry conferences and in C-suite meetings

  • Maintain CRM and pipeline with exceptional discipline

  • Translate customer needs into sharp platform feedback

What We’re Looking For

You enjoy engaging with sophisticated counterparties and closing high-value transactions. Given your prior transaction experience in commercial real estate, investment banking, private equity, or capital markets, you enjoy the art of aligning incentives and expanding the pie.

  • You likely have some combination of the following:

    • A transaction background. 8+ years in CRE (brokerage, acquisitions, leasing, asset management), investment banking, private equity, or a comparable deal-driven environment.

    • Financial fluency. NPV, IRR, NOI, cap rates, lease economics — you don’t need a cheat sheet.

    • Sophistication paired with humility. You can hold your own with a CFO or REIT CEO, while remembering the name of the elevator attendant. You ask good questions, you listen carefully, and you build trust through substance.

    • Persistence. You play the long game. You run a disciplined process, follow up as a professional, and don’t lose the thread when a deal goes quiet.

    • Creative deal-making instincts. You see how pieces fit together, you structure deals creatively, and you know when to push and when to give ground.

    • Entrepreneurial energy. You’re comfortable operating without a full playbook and contributing to the one we’re building.

  • What we are not requiring: energy, solar, or cleantech experience. If you have it, great. If not, we’ll teach you what you need. We’re committed to hiring a sophisticated deal-maker. Solar roof leases are ultimately long-term, high-dollar transactions that manage transfer of risks and benefits. You must be fluent and thrive in navigating perceptions of key terms across counterparties.
