ARK’s focus is acquiring, developing, and managing select real estate assets in global gateway cities and high-growth secondary markets. ARK collaborates with The We Company to apply The We Company’s existing, new, and developing products and methods of community and space management to ARK owned real estate and leverage The We Company’s relationships with partners and enterprise member companies to create vibrant fully-programmed ecosystems. ARK is currently seeking a real estate asset management professional to join the company’s growing investment and asset management group. This asset management professional will manage and oversee the day-to-day asset management activities of various acquired assets, including formulation and execution of business plans, asset financing and refinancing, financial analysis of potential capital improvement projects and initiatives, leasing and lease administration, and asset disposition. S/he will prepare financial analysis, conduct market research, and perform due diligence investigations. Other responsibilities

·        Monitor and manage assets from acquisition to disposition, including negotiation of leases, lease renewals, and other property-level agreements

·        Manage monthly, quarterly, and annual reporting of a portfolio of acquired assets, including monthly review of operating statements, and synthesize results to develop critical business insights

·        Collect, analyze, prepare, and advise on relevant property-level data, information, and trends generated by acquired assets, and create, manage, and support reports to monitor the performance of the group’s investments

·        Propose goals and objectives for each acquired asset, and assist in preparing and securing approval of property-level operating budgets and business plans (including annual or other periodic updates)

·        Coordinate third-party appraisal, valuation, property condition, and other property-level reports

·        Oversee local third-party property managers and leasing agents engaged in respect of acquired assets, including review and evaluation of reporting packages detailing each asset’s overall capex plan (including project updates and any applicable insurance-related events), property operations (including financial performance and variance analysis and status of any sustainability efforts), leasing activity (including expiration schedule), and any other standard information that may be included in monthly or other periodic reports in respect of each asset

·        Regularly travel to property sites as needed, and liaise with local third-party property managers, leasing agents, contractors, brokers, attorneys, and other third-party service providers

·        Perform financial analysis, market studies, and industry-standard reporting in respect of acquired assets, including calculation and maintenance of key property-level financial metrics such as net asset values, internal rates of return, management fee payments, discounted cash flows, monthly reporting on forecast-to-actual variances, and other relevant financial metrics

·        Collaborate with internal personnel and external advisors and other specialists to support key projects and initiatives in respect of acquired assets, and support and actively participate in annual and long-range strategic and financial planning processes and planning initiatives in respect of acquired assets

·        Support the monthly, quarterly, and annual financial-statement closing process and preparation of annual and quarterly financial statements, investor information statements, and lender information statements for the group

·        Act as a central point of contact for all business partners with respect to property-level matters, and interact with other departments within the group and across the company to ensure relevant property-level objectives are achieved

·        Participate in research, analysis, and underwriting of various real estate transactions, including reviewing and evaluating complex financial models created using Microsoft Excel and ARGUS Enterprise

·        Perform and review detailed market analysis including analysis of supply and demand fundamentals, leasing and investment activity, demographic information and trends, economic trends

·        Review and evaluate due diligence investigations of real estate assets that are the subject of potential real estate transactions

·        Review investment memos to facilitate investment committee consideration of investment opportunities

·        Contribute to other financial planning and analysis projects and ad-hoc analysis for functional leaders and senior management, including the group’s Finance Department

Required qualifications and experience

·        Bachelor’s degree in business administration, finance, accounting, economics, or a related field, preferably including coursework in real estate

·        3+ years of real estate asset management experience

·        Strong solutions-oriented analytical and verbal/written communication skills

·        Deep knowledge and understanding of the real estate sector and asset management in particular

·        Familiar with financial modeling techniques and valuation methods used by analysts and investors in the real estate sector, and thorough understanding of key industry metrics used by those stakeholders

·        Computer literacy, including proficiency in ARGUS Enterprise, Yardi or MRI (and other comparable property-management software solutions), Microsoft Excel, and Microsoft PowerPoint

·        Deep knowledge and understanding of operations of office properties and commercial leases

·        Service-oriented attitude characterized by strong listening skills and the desire to achieve shared success

·        Attention to detail and time- and project-management skills

Preferred qualifications and experience

·        Industry accreditations such as CCIM
