About the job

Spruce is looking for an experienced Title Exam Associate to join our Title Operations team. The team is distributed, so you can work from anywhere in this position. The ideal candidate will quickly adapt to support teammates and customers’ needs while delivering a world-class experience through creative problem solving and deep knowledge of the exam function. Your ability to make a determination as to the condition of title and generate title commitments will directly support the efficient operation of our entire title clearance function. 

What you'll do

• Communicate in a collaborative manner across the exam team to share your knowledge and help your colleagues understand where each file is in process.
• Examine search packages in multiple states to create Title Commitments.
• Verify vesting, legal description and correct property was searched.
• Examine title documents including deeds, mortgages, liens, judgements, and vital statistics to determine the legal condition of a property. 
• Create a map to determine ownership and encumbrances to verify legal description of the property.
• Review and certify the deed chain.
• Examine tax and assessment records associated with a property.
• Determine the impact of any recorded instrument in the chain of title such as deeds, liens, judgements, etc.
• Outline any title curative issues required and identify any senior interest.
• Set out all exceptions and requirements including trusts, probates, divorces, LLC/LLPs and Liens.
• Comfortable communicating by phone and email with all parties in the transaction.

What we're looking for

• Minimum of 2 years of exam (reading) experience.
• Able to examine files independently.
• Multiple State experience a plus. 
• Excellent verbal and written communication skills.
• Able to work in a fast paced environment and quickly adapt to change.
• An entrepreneurial spirit and willingness to roll up your sleeves.
• Communicate ways that technology can solve pain points in the examination process.

Compensation

• The anticipated annual compensation range for this position is $60,000 - $80,000. Stock options are typically a part of the total compensation package determined on a role-by-role basis. Your actual compensation may vary depending on your relevant skills and experience.
