The Investments team identifies and executes high-quality opportunities that expand and strengthen the Ventas portfolio. The team combines financial insight and market intelligence to guide acquisition, disposition, and partnership decisions. This function fuels growth and helps position Ventas as a leader in the longevity economy.

About the Role

The Senior Financial Analyst, Investments is a key driver within the Ventas Investments group, supporting and leading the underwriting, due diligence, approval, and closing of healthcare real estate transactions focused on senior housing. This lean, high‑performing deal team evaluates opportunities ranging from single‑asset investments to multi‑billion‑dollar portfolio transactions across senior housing, outpatient medical, life sciences, and other healthcare verticals.

The Senior Financial Analyst works directly with Investments team leadership, senior management, and cross‑functional partners in a fast‑paced, analytical, and deadline‑driven environment, with increased ownership over transaction analysis and execution. The successful candidate will join a very active investments platform, with Ventas having completed >$4 billion in new investments since 4Q24. Key responsibilities include:

  • Lead the development and review of complex financial models to evaluate acquisitions, joint ventures, developments, redevelopments, and debt investments.
  • Own valuation analyses, including sensitivity testing of key assumptions, downside scenarios, and risk drivers.
  • Structure and assess transaction alternatives at the asset, portfolio, and entity level, ensuring alignment with Ventas’ investment criteria and strategic objectives.
  • Lead due diligence efforts, including operator/tenant financial analysis, market and competitive assessments, and site visits.
  • Synthesize underwriting conclusions and risks into clear, executive‑ready recommendations for senior leadership and investment committees.
  • Serve as key point of contact with brokers, sellers, investment bankers, and internal stakeholders to validate assumptions, resolve diligence items, and advance transactions.
  • Partner with Corporate Finance to ensure transaction economics are accurately reflected in Ventas’ financial projections and reporting.
  • Prepare and present materials for executive approvals, investment committee reviews, and closing processes.
  • Support negotiation and closing activities, including coordination of closing materials and transition of assets to Asset Management.
  • Mentor and provide guidance to junior analysts, contributing to the development of analytical standards and best practices within the Investments team.

Qualifications

  • Bachelor’s degree in Finance, Economics, or a related analytical field
  • 4+ years of experience in investment analysis, real estate underwriting, investment banking, private equity, corporate finance, asset management, or a related highly analytical role
  • Must be located in the Chicago, IL or New York, NY surrounding area or willing to relocate for the duration of employment.
  • Willingness to adapt and thrive in a blended work environment with 3-days in office, seamlessly
  • Demonstrated ability to independently underwrite and evaluate complex transactions with limited supervision
  • Strong understanding of real estate valuation methodologies, capital structures, and investment risk analysis
  • Advanced proficiency in Microsoft Excel and PowerPoint; experience with Argus or other real estate modeling tools strongly preferred
  • Strong quantitative, problem‑solving, and communication skills, with the ability to translate analysis into clear recommendations
  • Ability to manage multiple transactions and priorities in a fast‑paced, deadline‑driven environment
  • High degree of ownership, sound judgment, and comfort engaging with senior leadership and external counterparties
  • Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

The estimated base salary range for this position is $130,000 – $155,000 per year. This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.

 In addition to base salary, this role is eligible for a competitive annual bonus opportunity that represents a significant component of total compensation, along with a comprehensive benefits package that includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
