RE, Portfolio Management
The Associate, Portfolio Management & Research assists the portfolio manager of the U.S. Cities Diversified Fund with various tasks related to portfolio management and fundraising, acting as the fund’s Assistant Portfolio Manager. Representative tasks include responding to RFPs, writing draft text for reports, underwriting direct acquisitions, responding to internal and external requests for information, updating marketing materials, corresponding with investors, and building various portfolio management tools. The Associate also supports the U.S. Real Estate Research Team in its goal to help drive outperformance by generating strategic insights through data analysis. Representative tasks include gathering data, data manipulation, updating models, creating, and updating slides, assisting with IC memos, and providing general support. The role works closely with real estate teams in acquisitions, asset management, distribution, product, marketing, and finance.
Key Responsibilities and Duties

Portfolio management

  • Builds and maintains extensive proprietary financial models to optimize, monitor, and analyze the financial performance of the portfolio and to ensure compliance with various fund guidelines, including those of NCREIF ODCE.

  • Assists in ongoing property valuations of fully-owned assets, develops strategies for maximizing value, and creates hold/sell analyses in partnership with the investment team.

  • Assesses the existing and potential operating characteristics of each real estate and/or property investment (i.e. revenue, expenses, capital expenditures, etc.).

  • Collaborates with real estate asset management, finance, and performance measurement teams to obtain portfolio/asset information and prepare performance analyses and reports.

  • Assists in drafting and presenting investment memorandums to the Investment Committee.

  • Performs industry, market, and property-specific research as well as competitive fund analyses.

  • Supports fundraising and investor relations efforts including: contribution to DDQs and RFPs, fulfilling investor requests, investor on-site meetings, ongoing investor relations, preparing marketing material, etc.

Research

  • Helps identify potential data partners / vendors and maximize impact of current data providers.

  • Helps drive efforts to improve utilization of internal data in research.

  • Pulls, aggregates, and analyzes data to uncover trends and to drive outperformance.

  • Builds, maintains, and reviews materials, including presentations and whitepapers.

  • Assists with investment analysis and Investment Committee memo write-ups.

  • Takes ownership of various quarterly deliverables and/or areas of research.

Educational Requirements

  • University (Degree) Preferred

  • 2+ Years Required; 3+ Years Preferred

  • Minimum of 2+ years of financial modeling experience

Preferred Qualifications:

  • 3+ years of financial modeling experience
  • Microsoft excel experience including ability to run macros

Base Pay Range: $82,500/yr - $120,000/yr

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.  In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
