Position Overview

Build SES's next generation of profitable branches by identifying high-potential markets, validating demand, recruiting the local team, and leading each greenfield office from concept through stable operations.

The Director of Greenfield Development is accountable for turning priority markets into safe, commercially viable, and operationally disciplined SES branches. This leader owns the full development cycle: market identification, customer validation, business-case approval, talent acquisition, facility and fleet readiness, commercial launch, and transition to steady-state branch leadership.

This role requires an operator who can sell, recruit, build teams, manage capital, and create structure where SES may have limited infrastructure. Success is measured by sound market decisions, disciplined execution, safety readiness, profitable growth, and the strength of the operation transferred to long-term regional leadership.

Key Responsibilities

Market Strategy and Site Selection

  • Maintain a ranked market pipeline using industrial density, addressable spend, customer concentration, travel radius, labor availability, competitor presence, asset access, and adjacency to the SES network.
  • Conduct field research and customer discovery with plant leadership, maintenance, turnaround, procurement, and local industry contacts.
  • Define the initial service-area radius and target verticals, accounts, and services for each proposed location.
  • Recommend go, hold, or no-go decisions and document the evidence behind each recommendation.

Business Case and Approval

  • Build a launch pro forma covering revenue ramp, gross margin, labor, equipment, facility, insurance, technology, working capital, capital requirements, cash flow, EBITDA, and break-even timing.
  • Identify anchor-account opportunities and distinguish committed, probable, and pipeline revenue.
  • Present assumptions, risks, mitigations, and decision requests to executive leadership.
  • Maintain change control against the approved scope, timeline, and capital plan.

Commercial Development

  • Create an account-level attack plan with decision makers, contract status, bid calendars, outage schedules, incumbent vendors, service gaps, next actions, and owners.
  • Coordinate presentations, site walks, rate development, contract onboarding, and opportunity follow-up with Sales and Operations.
  • Secure a balanced mix of routine, project, and turnaround work to reduce startup volatility and customer concentration risk.
  • Ensure opportunities and losses are captured in SES systems and reviewed through a consistent sales cadence.

Talent and Organization

  • Develop the startup organization chart and phased hiring plan tied to booked and forecasted work.
  • Recruit and assess branch leadership, operations supervision, sales support, drivers, technicians, and field personnel.
  • Partner with Human Resources on compensation, qualifications, onboarding, and local recruiting channels.
  • Establish leadership expectations, role clarity, training plans, and succession coverage before transition.

Operational Launch

  • Lead facility selection, lease evaluation, permitting, utilities, yard layout, security, branding, IT, and operational readiness.
  • Coordinate fleet and equipment requirements with Asset and Fleet leadership, balancing owned assets, transfers, rentals, and utilization targets.
  • Implement SES systems for safety, timekeeping, dispatch, job documentation, purchasing, inventory, billing, maintenance, and financial reporting.
  • Run readiness reviews before field deployment and correct gaps before accepting work.

Performance and Transition

  • Manage the launch scorecard, forecast, action register, risk log, and weekly operating cadence.
  • Review job performance, revenue capture, labor and equipment utilization, invoicing, DSO exposure, cost leakage, and customer satisfaction.
  • Stabilize the operation against agreed transition criteria and complete a documented handoff to the Regional Manager and permanent Branch Manager.
  • Lead post-launch reviews and incorporate lessons into the greenfield playbook
