Who You Are:

Galaxy's data center business is growing rapidly, and we are seeking an Analyst to join our Growth & Development team. The team sits at the center of all things commercial within Galaxy’s data center business and is responsible for site origination, leasing, market research, and corporate development.

The ideal candidate brings strong financial modeling skills combined with exposure to at least one of the following verticals: real estate development, data center markets, infrastructure finance, or power development. You will work directly with senior leaders on high-impact transactions and will be expected to operate with significant ownership and judgment from day one.

What You’ll Do:

Deal Origination & Site Evaluation
  • Identify and evaluate data center development opportunities across target markets, coordinating with power and land teams to assess power availability, fiber infrastructure, and permitting timelines.
  • Conduct site selection analyses incorporating energy access, cooling infrastructure, geotechnical and environmental considerations, and zoning requirements.
  • Build and maintain a pipeline of development opportunities, tracking key milestones and market dynamics.
  • Create and manage database of existing and previous site opportunities
  • Develop relationships with brokers, landowners, utilities, municipalities, and regional development authorities to source off-market opportunities.
Strategy & Market Intelligence
  • Monitor industry trends, competitive dynamics, and market developments across the data center and power ecosystems.
  • Analyze hyperscaler demand signals, colocation market supply/demand dynamics, and power infrastructure constraints to inform site prioritization and investment thesis.
  • Leverage AI tools to improve efficiency, analytical quality, and decision-making speed.
  • Manage database of all relevant data center transactions and report market insights regularly to executive team.
Financial Analysis & Underwriting
  • Build and maintain financial models across the full project lifecycle, from greenfield feasibility through stabilized operations and exit, incorporating project-level debt, joint venture waterfalls, and return metrics (IRR, MOIC, NPV).
  • Underwrite customer contracts, conducting deep-dive revenue, cost, and return analysis at the asset level.
  • Evaluate capitalization structures utilizing conventional and alternative financing sources, including construction lending, sale-leasebacks, preferred equity, and infrastructure fund capital.
  • Analyze power purchase agreements, interconnection agreements, development services agreements, and ground leases, with attention to key economic terms and risk allocation.
Deal Execution & Transaction Management
  • Support end-to-end transaction processes including financial modeling, valuation, due diligence coordination, deal structuring, and closing logistics.
  • Prepare investment memos, feasibility studies, and executive-level presentations for senior leadership and Investment Committee review.
  • Coordinate third-party diligence workflows across legal, environmental, engineering, and title workstreams.
  • Assist in preparing offering memoranda, data room materials, and investor outreach packages to support capital raising efforts.
  • Manage RFP processes for general contractors, engineers, and other vendors.
What We’re Looking For:Required
  • 2+ years of experience in one or more of the following: real estate development or acquisitions, infrastructure finance, data centers, investment banking (real assets/infrastructure/utilities coverage), private equity, or power and utilities.
  • Strong financial modeling skills.
  • Experience or ability to learn how to analyze and interpret real estate and infrastructure documents: LOIs, PPAs, DSAs, development agreements, operating agreements, and due diligence reports.
  • Ability to manage multiple active workstreams simultaneously with strong ownership, judgment, and execution habits.
  • Proficiency in using AI to build custom tools and accelerate workstreams.
  • Clear, concise written and verbal communication skills; capable of preparing executive-ready materials and presenting to senior leadership.
  • Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related quantitative field.
  • Proficiency in Microsoft Excel and PowerPoint; comfort with large datasets and analytical tools.
Preferred
  • Direct exposure to data center site acquisition, development, or hyperscale/colocation leasing.
  • Familiarity with power markets and grid interconnection processes, including ERCOT, MISO, PJM, or Southeast utility frameworks.
  • Experience evaluating power purchase agreements, interconnection agreements, or energy infrastructure contracts.
  • Knowledge of entitlement, permitting, and land development processes for large-scale industrial or technology facilities.
  • Experience with GIS mapping tools or other real estate/infrastructure analytics platforms.
  • Entrepreneurial mindset and genuine interest in digital infrastructure, AI compute, and the energy transition.

The base salary ranges included below will be commensurate with candidate experience, expertise and local market. Final offer amounts are determined by multiple factors, including candidate experience and expertise. At Galaxy, we maintain a total compensation philosophy which consists of a competitive base salary, annual bonus, and equity incentives.

$95,000$135,000 USD
