Garden City, NY. In person, Monday to Friday. Full-time, salaried (W-2). $80,000–$120,000 per year.
SimpleMANAGE is a Garden City property management and leasing company hiring its first senior in-house marketer. You'll set the plan and do the work, starting with our flexible and shared small-warehouse rentals on Long Island, where we compete with well-funded national operators. You'll run paid media on Meta, Google and TikTok, grow search and AI-answer visibility, build a user-generated content and short-form video engine, and run email, and you'll show every week what each dollar returned.
This role is for someone creative and fast who is already advanced: you've made content that took off, managed real ad budgets yourself, and can explain the numbers behind both. You'll work directly with leadership, choose the tools, and direct outside creators, freelancers and agencies.
What you'll do
- Own the marketing plan, budget and targets (cost per lead, cost per booked tour or call), with a weekly dashboard.
- Launch, test and scale campaigns on Meta (Facebook and Instagram), Google (Search, Performance Max, YouTube) and TikTok, within each platform's ad policies.
- Build a short-form engine: concept, script, shoot and edit TikToks, Reels and Shorts; recruit and brief UGC creators; use AI video tools (for example Higgsfield, Pamba, CapCut) with clear AI and sponsorship disclosures.
- Grow next-generation search: technical and local SEO, Google Business Profiles for each location, and answer-engine optimization so we show up in Google AI Overviews, ChatGPT and Perplexity.
- Run direct and lifecycle email: list building from opt-in leads, sequences and newsletters, deliverability, CAN-SPAM compliance.
- Build and improve landing pages and tracking (GA4, Google Tag Manager, pixels, call tracking) so ads convert and results are measurable.
- Send every ad, post, page and email through our review process before it goes live, and keep claims accurate and documented.
To apply, answer a few quick questions and share links to work you're proud of, with the results. Equal opportunity employer. Reasonable accommodations available on request.

Requirements

You're a fit if
- You've personally run paid campaigns with real budgets and can show the results.
- You have a portfolio of short-form content or accounts you grew, with views, leads or sales attached.
- You're fluent in Meta Ads Manager, Google Ads, TikTok Ads Manager, GA4 and Tag Manager, an SEO suite (Semrush, Ahrefs or similar) and an email platform (Klaviyo, HubSpot, Instantly or similar).
- You write sharp hooks, ad copy and emails, and you know your numbers: CTR, CPL, ROAS, CAC.
- You can manage creators, freelancers and agencies, and know FTC disclosure basics for endorsements.
- Nice to have: B2B, real estate or local-services lead generation.
