About the Role

Common is seeking an Affordable Housing Compliance Specialist to assist with compliance with affordable housing regulatory programs, agency requirements, company policies and procedures, and applicable housing laws in all jurisdictions where Common operates. You will take the lead in the income certification of applicants to various affordable housing programs and the income recertification of existing residents, where applicable.  You will also support efforts in affirmative marketing, compliance reporting, process optimization and training all relevant teams on processes and requirements as we scale. This role reports to the Compliance Manager. 

Responsibilities 

  • Collaborate with compliance and operations teams to maintain regulatory compliance for affordable housing programs across  jurisdictions where Common operates
  • Manage waiting lists and processing of all affordable housing applications in accordance with the project’s regulatory agreement, Federal, State, and/or Local Guidelines, and HUD’s Occupancy Handbook 4350-3
  • Participate in marketing and leasing functions related to all affordable housing programs, including lease-ups, re-marketing, and interviewing applicants
  • Generate, send, and manage all official notifications to applicants regarding application and eligibility for affordable housing programs 
  • Schedule, conduct, and process all initial certifications and annual and interim recertifications, ensuring proper data/document collection and calculation of income, assets, rent levels, etc. 
  • Maintain affordable applicant and resident files in accordance with company & regulatory agency policies
  • Coordinate with operations team to provide responses to applicant issues, inquiries, and concerns
  • Assist the compliance manager with compiling and submitting affordable housing program compliance reports
  • Support the operations team in the processing of rental subsidies including but not limited to Section 8/Housing Choice Vouchers
  • Assist with various projects and tasks related to compliance administration and optimization. 

Qualifications

  • You have 3+ years of experience with affordable housing
  • You feel comfortable dealing with multiple systems to manage your workflow
  • You are able to navigate ambiguity and make data-informed decisions quickly
  • You are able to anticipate and communicate issues before they become problems
  • You are comfortable working cross-departmentally to get things done
  • You have excellent verbal and written communication 
  • You are detail-oriented, organized and comfortable multi-tasking
  • Accredited housing certification preferred: Low income Housing Tax Credit and/or Certified Occupancy Specialist or similar designations
  • College degree strongly recommended or equivalent level of prior work experience
  • Proficient with Yardi, One-Site/Real Page (or comparable property management system), and/or Salesforce
  • Travel required up to 10%
  • Bilingual preferred (Spanish)
