About the Role:

We’re looking for a Manager, Mortgage Compliance to join our Legal team. Reporting to Senior Real Estate Counsel, they would be responsible for overseeing compliance for our Mortgage team including creation and maintenance of compliance policies, procedures and providing compliance training to mortgage staff. This position also will be responsible for obtaining, maintaining and renewing all required mortgage broker and/or mortgage loan originator licenses needed to perform third party loan processing and origination, and monitoring and tracking the continuing education (“CE”) requirement of licensed individuals.

Additionally, this position will assist the legal team with other compliance matters, including researching applicable laws and regulations, integration of the loan processing business with the mortgage brokerage franchise business, integration of loan brokering and origination business at One Real Mortgage Corp, and providing subject matter expertise to staff, and may assist in other corporate and contractual matters.

What You’ll Do:

Mortgage Loan Processing and Origination Compliance:

  • Advise on compliance matters related to the mortgage loan processing and origination business.

  • Help maintain compliance with all applicable state/federal laws and regulations, including but not limited to RESPA, TILA/Regulation Z, ECOA/Regulation B, FCRA, SAFE Act, UDAAP and CFPB requirements, impacting the mortgage loan processing, brokering and origination business, with emphasis on state Consumer Banking and Mortgage laws, and CFPB rules.

  • Ensure compliance of business marketing materials.

  • Monitor regulatory developments and translate changes into actionable guidance for ORM leadership, sales, and operations.

  • Review mortgage advertising, marketing campaigns, social media, co-marketing arrangements, consumer incentives, and other promotional materials for regulatory compliance.

  • Support compliance oversight of loan programs, including appropriate licensing, disclosures, compensation structures, and permissible activities.

  • Identify potential compliance risks and work with business leaders to develop practical solutions and corrective actions.

  • Assist with regulatory examinations, audits, complaints, and compliance testing as needed.

  • Provide compliance guidance regarding loan officer and loan officer assistant activities, compensation, referrals, lead generation, and interactions with real estate professionals and other referral partners.

Licensing Support:

  • Manage the obtaining, maintaining, and annual renewal of corporate and individual licenses, registrations and exemptions

  • Monitor and track state-required continuing education (“CE”) of personnel.

  • Manage NMLS filings and regulatory submissions and applicable branches and control persons.

  • Coordinate licensing and sponsorship of mortgage loan originators.

  • Develop and update training materials regarding licensing requirements.

  • Monitor individual MLO licensing, renewals, continuing education, sponsorships, and state-specific requirements.

  • Maintain licensing calendars and ensure regulatory deadlines, reporting requirements, and renewals are completed timely.

  • Support expansion into new states by researching licensing requirements and coordinating applications with internal stakeholders and regulators.

Compliance Program and Training:

  • Develop and maintain policies and procedures and deliver training and documentation to employees in all aspects of mortgage-related compliance with particular emphasis on mortgage loan processing, originations and underwriting.

  • Partner with leadership to incorporate compliance controls into new products, programs, marketing initiatives and operational processes

  • Support privacy, information security, AML/BSA, fair lending, and other applicable mortgage compliance programs.

  • Serve as a subject matter resource to ORM team members on mortgage regulatory and licensing questions.

Additional Compliance Support:

  • In conjunction with Mortgage Compliance Counsel, advise on compliance issues in other areas of the business.

  • Partner with Brokerage Counsel on regulatory matters, examinations, investigations, and complex compliance issues.

  • Support ORM leadership on new business initiatives and regulatory considerations.

  • Coordinate with Legal, People, Finance, Marketing, Operations, and Sales as needed.

What You’ll Bring:

  • Experience obtaining, maintaining and renewing state mortgage licenses in multiple jurisdictions.

  • Substantial knowledge of state and federal residential mortgage consumer protection compliance laws including the Real Estate Settlement Procedures Act (RESPA), and of CFPB regulations.

  • Experience developing policies, procedures, compliance controls, and employee training.

  • Experience creating and delivering mortgage compliance training.

  • Ability to interpret regulations and provide clear, practical guidance to business leaders and mortgage professionals.

  • Comfortable operating in a fast-paced, growth-oriented mortgage organization.

  • Collaborative, solutions-oriented approach to compliance.

  • Excellent written and verbal communication and analytical skills.

  • Highly organized with strong attention to detail.

Education & Experience:

  • At least 5 years of residential mortgage compliance experience in the areas of loan processing, loan origination and/or loan underwriting.

  • Bachelor's degree preferred.
