Marketing Transitions Manager

As the Marketing Transitions Manager, you will play a critical role in leading the marketing onboarding and transition process for newly acquired communities entering the portfolio. This position is responsible for developing and executing strategic marketing plans that establish a strong digital presence, support leasing performance, and position communities for long-term success under new management. 

The Marketing Transitions Manager works closely with operational leadership, ownership groups, internal marketing teams, and vendor partners to ensure all marketing assets, platforms, and brand elements are implemented efficiently during the transition period. This role also provides leadership and guidance to the Marketing Transitions team, ensuring transitions are completed within established timelines while maintaining a high standard of marketing performance and client service. 

The ideal candidate is strategic, collaborative, and highly organized, with a strong background in digital marketing, multifamily marketing strategy, and cross-functional leadership. 

Essential Duties & Responsibilities

Transition Strategy & Property Onboarding: 

  • Lead the development and execution of marketing strategies for newly onboarded communities.
  • Evaluate existing marketing efforts from prior management companies and recommend improvements to digital presence, brand positioning, and lead generation.
  • Partner with operational leadership to ensure marketing strategies align with occupancy goals and ownership expectations.
  • Oversee the setup and coordination of marketing assets including logos, photography, domains, websites, and other digital platforms during onboarding. 

Digital Presence & Listing Strategy: 

  • Oversee the setup, optimization, and auditing of Internet Listing Services (ILS) including 
  • Oversee the setup, optimization, and auditing of Internet Listing Services (ILS) including Apartments.com, Zillow, Apartment List, and similar platforms.
  • Ensure accurate property listings across ILS platforms, Google Business Profiles, and social media channels.
  • Collaborate with internal digital marketing teams to launch and optimize campaigns including PPC, Performance Max, retargeting, and paid social.
  • Monitor marketing performance to ensure communities remain competitive within their markets.3. Brand Implementation & Marketing Assets:
  • Coordinate with internal design teams and vendors to implement or refresh community branding including logos, photography, websites, signage, and marketing collateral.
  • Ensure brand consistency across all marketing platforms during the transition process.
  • Support rebranding initiatives related to property repositioning, renovations, or name changes. 

Client & Stakeholder Collaboration: 

  • Serve as the primary marketing advisor for communities during the transition period.
  • Lead marketing discussions with operational leadership, internal stakeholders, and ownership groups, presenting recommendations clearly and confidently.
  • Collaborate cross-functionally with operations teams, marketing departments, and external partners to support successful transitions. 

Transition Execution & Process Management: 

  • Manage multiple concurrent property transitions while maintaining organization and adherence to established timelines.
  • Ensure all marketing platforms, digital assets, and branding elements are properly implemented during onboarding.
  • Support team goals related to transition efficiency, including maintaining established timeline benchmarks. 

Team Leadership & Development: 

  • Provide leadership, mentorship, and support to Marketing Transitions Associates.
  • Foster a collaborative team environment focused on innovation, problem-solving, and continuous improvement. Assist in optimizing team workflows and processes to support successful property transitions. 

Performance Analysis & Optimization: 

  • Analyze marketing performance data, lead trends, and leasing metrics to inform strategic recommendations.
  • Identify opportunities to improve lead generation, digital visibility, and marketing efficiency.
  • Evaluate new marketing tools and strategies that enhance transition performance. 

Education & Experience

  • Bachelor’s degree in marketing, communications, business, or a related field preferred.
  • 3+ years of marketing experience, preferably within multifamily or student housing, real estate, or digital marketing.
  • Strong understanding of digital marketing strategies including ILS platforms, paid media, and social media marketing.
  • Experience managing multiple projects in a fast-paced environment.
  • Strong analytical, organizational, and communication skills.
  • Experience with Property Management Software – Yardi, OneSite, Entrata preferred.
  • Experience with industry-related CRMs – EliseAI, Knock preferred.
  • Experience supporting property transitions, portfolio onboarding, or rebrand initiatives preferred.
