About the Role 

Rose Valley Management is seeking a National Accounts Manager to build, lead, and optimize our National Accounts program across our managed portfolio. 

This is a highly visible role that combines vendor management, procurement, revenue generation, contract negotiation, and operational execution. You will negotiate portfolio-wide vendor partnerships, oversee resident ancillary programs, and identify opportunities to reduce costs and generate new revenue streams while enhancing the resident experience. 

Working closely with the President, VP of Property Management, Accounting Team, and Regional Managers, you will help drive measurable financial results across the organization. 

What You'll Do 

  • Develop and manage portfolio-wide preferred vendor partnerships. 

  • Negotiate pricing, rebate, revenue-share, and service agreements. 

Oversee key programs including: 

  • Utility billing 

  • Renter's insurance 

  • Maintenance supply rebates 

  • Collections services 

  • Package management 

  • Smart-home services 

  • Parking and storage programs 

  • Coordinate vendor setup and implementation for new and transitioning communities. 

  • Maintain vendor contracts, renewals, and compliance tracking. 

  • Monitor program performance and ensure communities maximize participation. 

  • Review competitive bids and leverage market pricing to improve vendor terms. 

  • Partner with Regional Managers and site teams to drive adoption and compliance. 

  • Prepare monthly performance reports tracking revenue, participation, rebates, and savings. 

  • Manage vendor transitions when communities enter or exit management. 

What Success Looks Like 

  • Growth in National Accounts revenue. 

  • Increased participation in resident programs. 

  • Successful capture of negotiated rebates and revenue-share opportunities. 

  • Timely execution and renewal of vendor agreements. 

  • Accurate and actionable monthly reporting. 

  • Strong relationships with vendors, operational teams, and community leadership. 

Qualifications 

5+ years of experience in multifamily operations, procurement, vendor management, ancillary revenue, or a related field. 

Proven success negotiating contracts and managing vendor relationships. 

Strong analytical and financial skills with the ability to evaluate opportunities and present business cases. 

Advanced proficiency with Microsoft Excel, Outlook, and Word. 

Experience with AppFolio strongly preferred. 

Knowledge of Fair Housing and applicable federal, state, and local regulations. 

Excellent communication, organization, and project management skills.

Utility billing programs (Conservice or similar) 

Renter's insurance programs 

Maintenance supply rebate programs 

Rent-stabilized multifamily markets 

Building or managing a National Accounts or Preferred Vendor Program
