Perform preventative maintenance, diagnostics and repairs on building systems and equipment including electrical, HVAC, refrigeration, boilers, plumbing, doors/locks, and general carpentry. Operate tools and computers for equipment control, respond to emergencies, follow blueprints/schematics, complete maintenance documentation, and comply with safety and regulatory procedures.
Job Summary & Responsibilities
Essential Functions:
- Knowledge in recognizing and use of hand tools and power tools as per manufactures guidelines and Eger's safety protocols.
- Performs minor and major repairs of all buildings and equipment.
- Possesses the knowledge and capacity to work on the following, including but not limited to electrical wiring, changing of light bulbs and their components, switches, outlets; ability to read and interpret wiring diagrams.
- Performs repairs in various portable items, including but not limited to stretchers, wheelchairs, beds, I.V. Poles, etc...
- Cleans and inspects boilers; treats boiler water after testing of boiler water with proper chemicals.
- Perform repairs and installation of the following, but not limited to doors, door locks/hardware, closet doors, window locks, window blinds/shades and hardware.
- Complete daily, weekly, monthly, quarterly, semi-annual and annual preventative maintenance of building equipment maintenance procedures and complete these tasks as well as the accompanying documentation on a timely basis to meet deadlines as required.
- Must be able to operate a computer to control and monitor the mechanical equipment and utility systems.
- Installs electrical wiring and equipment; new electrical receptacles, switches and their components. Replaces and repairs wiring as needed. Knowledge of and ability to work with 3-phase electrical high voltage and low voltage.
- Repairs electrical equipment and control circuits; replaces faulty electrical switches and receptacles; repairs HVAC equipment (including but not limited to fan coils, PTACS, etc...)
- May repair electrical locks, closers, sliders, etc... and control panels to maintain building security.
- Performs the following miscellaneous jobs that are not limited to wall patching/plastering, floors, ceiling tiles, demolition, cleaning, painting, minor plumbing repairs, snow removal, etc...
- Ability to install computer cables and their accessories/terminating ports.
- Respond to emergency maintenance requests as required.
- Capable of reading and following instructions of blueprints and schematics, also the ability to assemble and disassemble mechanical apparatus.
- Perform repairs including but not limited to replacing gaskets, cleaning chamber and etc...
- Must have understanding and knowledge of boilers, pumps, motors including repairs and replacing of bearings, belts, pulleys, etc...
- Perform related duties as required with an open attitude to learn, take advice and follow orders and assignments from supervisor.
- Must have working knowledge of the lockout/tagout procedure and other pertinent OSHA, DOB, DEC and all authorities having jurisdictions requirements/standards.
- Identifies own learning needs; asks for advice/directions when necessary
- Participated in orientation of new auxiliary staff members
- Other duties as necessary
Minimum Qualifications:
- High School Diploma or GED required
- Degree from technical school preferred
- Minimum of 3 years of experience in the maintenance field with general experience in all trades related to our buildings.
- Must have a refrigeration license
- FDNY Certificate of Fitness
- Valid Driver's License required
- Good Skills in the use of power/hand tools
- General mechanics knowledge in carpentry, masonry, plumbing, electrical repair, refrigeration and HVAC required.
- Ability to compute rate, ratio and percentage and to interpret miscellaneous drawings and schematics.
$40.0791 an hour with 10% Differential
