As the Head of Operations in the Tri-State territory you are a key part of the regional leadership team, and work closely with the General Manager, to both optimize your territory and shape the future of the region.

For the Tri-State Territory:

  • You will lead multiple departments including Finance, Community Services Support, Facilities, Asset Management, Security, and Member Technology.

  • You will drive the success of all operational support for Community Management teams.

  • You will oversee the processes and reporting related to the launch and handover of all new buildings in the territory in close collaboration with Real Estate, Legal and Development leaders.

  • Collaborate with the General Manager of the region to explore, implement and scale special projects such as new business lines, food and beverage programs, etc that are consistent with WeWork’s brand.

  • Develop org charts and hiring metrics for the future state at scale for each department.

  • Oversee the Quality Assurance function in the Territory which audits all CM teams and buildings on a regular basis to ensure adherence to brand standards.

  • You will live the mission and values of WeWork at all times; model the leadership behaviors you expect to see in your territory.

Responsibilities:

  • Finance, Operations Process Management, and Business Insights.

  • Work closely with Real Estate, Legal and Development to streamline and optimize site selection and building openings processes.

  • Assist in programming the physical space with the Design and Development Team.

  • Work in concert with the Finance Lead for the region to prepare budgets for the Territory and manage the ongoing forecast process; identify & recommend opportunities to reduce OPEX and improve business efficiency.

  • Oversee key processes in the Territory to optimize the Territory's business, including goal setting and review, and cross-functional meetings designed to tackle the most pressing facilities and operational issues.

  • On an ongoing basis, audit key business processes and recommend improvements.

  • Play a “program management” role in the territory to ensure that the highest priority projects are successfully executed.

  • Play a lead role in the territory in terms of the new building opening and quality assurance functions.

  • Build and manage high-level relationships and partnerships within the market.

  • Experience in Construction Management and Real Estate

Facilities:

  • Manage the Facilities Director and Facilities organization in the Territory.

  • Drive the team’s achievement of Facilities SLAs.

  • Analyze recurring facilities issues in the territory and work on solutions to mitigate.

  • Continually explore and implement process improvement measures.

  • Develop a scalable, proactive approach to manage HVAC across the territory.

Asset Management:

  • Work with Asset Manager to manage legal & compliance issues relative to building operations to ensure WeWork is operating within compliance of all applicable laws.

  • Drive education and support at the building level for Landlord relationships.

Community Services:

  • Oversee both employees and outside contractors that provide cleaning services to Territory buildings.

  • Manage third party cleaning relationship and work with internal stakeholders to drive efficiencies in day to day cleaning scope.

Security & IT Management:

  • Oversee Territory security policy and procedure as determined by the Global Head of Security -- partner with regional stakeholders.

  • Work collaboratively with IT and Global Security to develop a Business Continuity Plan.

  • Ensure all fire, health and life safety regulations are being followed in the Territory.

  • Work in concert with the regional Member Technology leaders to ensure that all buildings and members are online.

Head of Operations Tri-State Experience & Requirements:

  • BA / BS or equivalent in Business, Marketing, Hospitality or other related degrees

  • MBA preferred

  • Minimum 15+ years experience in hospitality, FMCG, retail, startups, consulting or related experience with a strong operational focus

  • Experience opening new business units, including restaurants, hotels, and commercial properties, etc.

  • Deep understanding of building financials in order to continually optimize vendor and team performance

  • Managed organizations of 50+ people

  • Experience in real estate, facilities management or retail a plus

  • Passion and understanding for entrepreneurial communities

  • Thrive in a fast paced environment while maintaining excellent attention to detail

  • Strong communication, organization and project management skills

  • Assertive and have a strong drive to develop those around you, being an inspirational leader

  • Demonstrate integrity, dependability, responsibility, accountability, self-awareness, work ethic, and empathy

  • Strong operations background

  • Proven experience with Business scaling a plus

  • Experience in planning strategic growth
