About The Role:

We are seeking a Senior Associate to join Homebound’s Investment Strategy team, focused on driving the growth and execution of our infill spec development program (BOOL). This role is responsible for helping define and deliver Homebound’s 8+ quarter infill growth plan across existing and new markets. The position sits at the center of acquisitions, home product, and operations, and is accountable for translating growth targets into clear market-level plans and ensuring those plans are executed. This is not a pure analytics or research role. It is a strategy-to-execution role requiring strong project management, cross-functional coordination, and the ability to drive outcomes in ambiguous, fast-moving environments.

What You’ll Do:

Infill Growth Strategy & Planning:

  • Co-own the development and maintenance of Homebound’s 8+ quarter infill growth plan, including lot acquisition targets, market expansion priorities, and sequencing

  • Translate goals into market-by-market action plans across existing and new geographies

  • Identify key constraints to growth (pricing, home product, operational bottlenecks) and define clear initiatives to address them

  • Partner with leadership to refine and evolve the infill BOOL strategy over time

Market Execution & Performance Management:

  • Track performance against infill acquisition targets at the market and submarket level; identify gaps and implement corrective actions

  • Work closely with Acquisitions to improve lot sourcing outcomes, including market focus, pricing strategy, and broker engagement

  • Support in-quarter troubleshooting to resolve issues impacting volume, pricing, or conversion

  • Help define and adjust market-level strategies (neighborhood focus, product mix, price points) to improve performance

Cross-Functional Program Management:

  • Drive coordination across Acquisitions, Architecture, Preconstruction, Product, and Construction Operations to ensure markets are set up to scale

  • Own key workstreams required to launch and ramp new infill markets

  • Act as the connective tissue between teams to ensure alignment and execution against infill plan

Market Expansion (Selective):

  • Support evaluation and planning for new infill markets as part of the broader growth roadmap

  • Define initial market approach, including target neighborhoods, product strategy, and ramp plan

  • Ensure new markets are operationally and strategically positioned to meet acquisition targets

Who You Are:

  • You have 5+ years of experience in consulting, strategy & operations, or a highly analytical role with significant execution responsibility

  • You have experience owning complex, cross-functional projects and driving them from planning through execution

  • You are organized and can manage multiple workstreams while maintaining attention to detail, while also being comfortable operating in ambiguous environments and can quickly move from problem identification to action

  • You are effective at influencing cross-functional stakeholders without direct authority

  • You communicate clearly and concisely, both in writing and in presentations to senior audiences

  • You have familiarity with real estate, marketplaces, or supply-constrained businesses

  • You have a strong interest in residential real estate development and housing markets
