POSITION SUMMARY:

The Pre-Foreclosure Specialist II is responsible for monitoring vendors and CMS activities during the breach process, processing eligible foreclosure referrals, and the referral validation process. Effectively collaborate and communicate with support groups within servicing to ensure proper referral timelines are met. Perform all duties in accordance with the company’s policies and procedures, investor requirements, and all US state and federal laws and regulations, wherein the company operates. The approved starting pay for this role is $24-$26/hour.

WHAT YOU’LL DO:

  • Maintains, reviews, follows up, and ensures timely and accurate completion of all regularly scheduled steps within the foreclosure referral process on a daily basis.
  • Effectively communicates with default and servicing support groups and clients during the foreclosure referral proceedings.
  • Performs routine follow-up on a daily basis. 
  • File preparation and bulk dispositioning during breach processing.
  • Dispositioning of breach or re-breach requests within established service level agreements (SLAs).
  • Pre-Foreclosure referral due diligence completed to ensure adherence and compliance with all state, federal, and investor requirements.
  • Proper management of Custodians during collateral order, scanning, and foreclosure template setup.
  • Utilizes all applicable tools available to effectively manage the pipeline, which may include, but not limited to: system of record, vendor tracking software-queuing, as well as control reporting.   
  • Properly maintains system of record and/or vendor tracking software to ensure proper notification/reporting to Investor, Client, Borrower, State, or Federal/Government Agency during foreclosure referral completion.
  • Ensures all foreclosure procedural documents are imaged timely. 
  • Works with immediate team lead or supervisor for optimal resolutions on “exception cases”/lien threats including but not limited to tax sales, drug seizures, or contested foreclosures as identified.
  • Identifies, remediates, and resolves complex/escalated matters with management guidance and approval to avoid delays in the foreclosure process.
  • Documents all servicing, action taken, delays, follow-up, and phone conversations in the system notes.
  • Monitors vendor performance and properly notifies Department Manager, Vendor Management, Oversight Management, or Client Management when performance issues occur (vendors’ inability/failure to comply with investor/insurer procedures and/or CMS requirements).
  • Performs other duties and special projects as assigned. 

WHAT YOU’LL NEED:

  • Ability to self-motivate and work with limited supervision
  • Ability to understand opposing points of view on complex issues and to negotiate and integrate different viewpoints
  • Ability to make decisions that have moderate impact on immediate work unit
  • Ability to organize and prioritize own work schedule on short-term basis
  • Ability to add, subtract, multiply, divide and to record, balance and check results for accuracy
  • Ability to compose materials such as detailed reports, work- related manuals, publications of limited scope or impact
  • Ability to manage work in order to meet strict deadlines
  • Effective, written and oral communication, organizational, and time management skills
  • Ability to handle multiple tasks under pressure and changing priorities
  • Strong interpersonal skills with a focus on teamwork and quality of loan evaluation
  • Understanding the foreclosure process and understanding the difference between Judicial and Non-Judicial proceedings
  • High School Diploma or equivalent work experience; some college preferred.
  • Two (2) years of Foreclosure experience or a combination of three (3) years’ banking/mortgage experience
  • Notary Public or prior Paralegal experience preferred.
