Essential Duties and Responsibilities
- Manage the end-to-end foreclosure process for defaulted business purpose loans across multiple state jurisdictions, coordinating with local/outside counsel on judicial and non-judicial foreclosure timelines, filings, and sale dates.
- Track and report foreclosure status, key dates, and aging across the active foreclosure pipeline; escalate delays, contested matters, or bankruptcy filings to the Director of Asset Management.
- Oversee post-foreclosure eviction and forcible-entry-and-detainer actions against borrowers, guarantors, tenants, or other occupants, coordinating with local eviction counsel and law enforcement/process servers as required by jurisdiction.
- Take possession of and manage REO assets after foreclosure sale, including securing the property, coordinating property preservation (winterization, lock changes, debris removal, repairs), and managing preservation vendor invoices and quality control.
- Order and review valuations to establish REO listing strategy and pricing in coordination with the Director of Asset Management.
- Select and manage listing brokers, negotiate and review purchase offers, and coordinate REO sale closings with title companies, closing agents, and legal counsel.
- Maintain accurate, audit-ready records of each foreclosure and REO file, including attorney correspondence, court filings, preservation activity, valuations, and sale documentation, within the company's loan servicing/asset management systems.
- Ensure all foreclosure, eviction, and REO disposition activity complies with applicable state real property, foreclosure, and landlord-tenant law, and with investor and company guidelines for business purpose (non-owner-occupied, non-consumer) collateral.
- Partner with Special Assets, Servicing, and Legal/Compliance to identify portfolio-level trends, timeline bottlenecks, and vendor performance issues, and recommend process improvements.
- Prepare regular status reporting on the foreclosure and REO pipeline for Special Assets and executive leadership.
Qualifications — Education and Experience
- Bachelor's degree in business, real estate, paralegal studies, or a related field preferred; equivalent professional experience will be considered in lieu of a degree.
- Minimum of 3–4 years of direct experience in mortgage or commercial loan default servicing, foreclosure, REO asset management, or a closely related real estate/legal function.
- Experience with business purpose or commercial (non-owner-occupied) loan products strongly preferred over traditional consumer mortgage servicing experience.
- Demonstrated experience coordinating outside counsel across multiple state jurisdictions on foreclosure and eviction matters.
- Experience managing REO listings, sales, and closings, including broker and vendor oversight.
- Working knowledge of judicial and non-judicial foreclosure procedures and of forcible entry/detainer (eviction) processes, and the ability to learn and track requirements across the states in which the company lends.
- Understanding of the distinction between business purpose/commercial loan collateral and owner-occupied consumer mortgages, including the related differences in applicable foreclosure and servicing law.
- Strong organizational skills and the ability to independently manage a high-volume caseload of time-sensitive, legally significant matters.
- Excellent written and verbal communication skills, including the ability to communicate clearly with outside counsel, borrowers, guarantors, brokers, and internal leadership.
- High attention to detail and comfort working in an audited, compliance-sensitive environment.
- Proficiency in Microsoft Excel and Word; experience with loan servicing or asset management software preferred.
- Ability to exercise sound judgment and escalate appropriately on contested, high-risk, or unusual matters.
