Coordinate commercial title processes and vendor workflows: research orders, provide ordering instructions, validate documents, update file status, resolve issues to meet SLAs, onboard and manage vendors, analyze vendor performance, escalate complex title issues, and support title production and settlement preparation.

Examine residential property titles to determine legal condition and chain of title. Abstract and analyze recorded documents (mortgages, liens, easements, judgments), resolve documentation issues, prepare initial title commitments and reports, and provide underwriting interpretation within guidelines. Works independently and follows procedural standards.

Perform and review commercial title searches, analyze records (liens, easements, judgments), price commitments and endorsements, review deeds and corporate documents, select appropriate policy write-ups, coordinate title resolution, and occasionally consult attorneys to complete commercial title transactions.
