Kroll's Real Estate Advisory Group (REAG) is building a benchmarking capability that aggregates Kroll's proprietary valuation data alongside industry-standard indices to deliver comparative analytics across commercial real estate portfolios. The capability will ship as a new module within the existing KREV (Kroll Real Estate Valuation Solutions) platform, with both a dedicated benchmarking experience and an inline overlay on existing portfolio views.
We are hiring a Product Manager to own this initiative end-to-end — from scope and methodology through phased delivery and client launch. REAG currently touches roughly 10,000 assets annually, representing $20–30 billion in gross asset value per quarter, but does not systematically harness that data for benchmarking. Closing that gap is a strategic priority for the group.
This role sits at the intersection of product, data, and real estate valuation. You will work directly with REAG leadership, valuation practitioners, an India-based engineering team, and external stakeholders to deliver a production-grade benchmark that clients trust and practitioners use.
Day-to-Day Responsibilities:
- Own the product roadmap for the REAG Benchmarking Platform across the three-phase delivery plan (Foundation → KREV Integration & Internal Launch → GA & Expansion), spanning roughly 10 months from kickoff.
- Translate benchmarking methodology into product requirements — metric definitions, segmentation logic, anonymization rules, and publication cadence — working with REAG subject-matter experts on validation.
- Coordinate across functions: REAG practitioners, the India-based engineering team (backend, UI, data), Legal, and Business Development.
- Manage data source integration across REAG's proprietary valuation systems and third-party index data, including normalization, deduplication, and historical coverage.
- Define the KREV integration experience — both the dedicated Benchmarking module and the inline portfolio overlay on existing views.
- Run the quarterly production cycle — data freeze dates, QA gates, publication calendar, and on-time delivery commitments to clients.
- Drive pilot and GA launch with selected GP clients, incorporate feedback, and expand to the full KREV client base.
- Track and report progress against coverage, adoption, and reliability targets.
- Manage risk across data quality, licensing, segment depth, and SME availability, with documented mitigations.
Essential Traits:
- 5+ years of product management experience, with at least 2 years on data products, analytics platforms, or benchmarking tools.
- Working knowledge of commercial real estate valuation — cap rates, discount rates, NOI, DCF methodology, and how appraisers use comparable data. You do not need to be a former appraiser, but you must be credible in conversations with REAG practitioners and GP clients.
- Familiarity with the institutional real estate fund manager (GP/LP) ecosystem.
- Experience shipping products that depend on structured data ingestion, normalization, and deduplication across multiple source systems.
- Demonstrated ability to manage distributed engineering teams (this role coordinates a four-person India-based team) and to operate across time zones.
- Strong written communication — you can produce PRDs, methodology documentation, and client-facing materials that hold up under scrutiny from legal, compliance, and sophisticated GP clients.
- Comfort operating in regulated and confidential data environments, including engagement-letter data use restrictions and anonymization requirements.
Preferred Qualifications
- Prior work on a benchmarking, index, or peer-comparison product.
- Experience integrating third-party data subscriptions with attention to licensing and redistribution terms.
- Background in financial services, asset management, or a Big Four / valuation advisory firm.
- Familiarity with quarterly production cycles and the operational discipline they require.
- Knowledge of commercial real estate markets, asset classes, and industry dynamics is a plus.
