The Opportunity:

 

Corcoran New Development is seeking a poised, thoughtful and highly capable Manager to help lead a portfolio of boutique condominium developments across New York City.

 

The Corcoran Group is one of New York’s leading residential real estate brokerages. Corcoran New Development, or CND, is its dedicated boutique condominium development division, advising developers and leading the marketing and sale of new residential projects from early planning through sellout.

 

The Manager is the day-to-day face of each assignment and its communications center, connecting the developer, sales team, designers, creative agencies, and Corcoran resources around a clear strategy and shared priorities. This is a client-facing leadership role for someone ready to take broader ownership of project outcomes.

 

A year from now, you should not simply be better at project management. You should understand how residential real estate value becomes a market outcome and be increasingly capable of leading that process.

 

 

 

What You Will Do:

 

Lead Projects and Communication

  • Serve as a primary point of contact for developer clients and project partners.
  • Lead meetings, establish priorities and turn discussion into clear decisions and next steps.
  • Coordinate sales teams, consultants, agencies and internal resources.
  • Manage several developments across predevelopment, launch, active sales and closings.
  • Anticipate risks and keep each project moving with clarity and discipline.

 

Shape Project and Sales Strategy

  • Analyze competing inventory, pricing, buyer behavior and market activity.
  • Help develop positioning, pricing, release and absorption strategies.
  • Review traffic, buyer feedback, conversion and contract activity.
  • Translate market evidence and sales-team intelligence into clear recommendations.
  • Present recommendations to developers and adjust strategy as conditions evolve.

 

Direct Marketing and Launch Execution

  • Establish marketing direction with developers and creative partners.
  • Oversee branding, renderings, websites, floor plans, signage, digital campaigns, events and sales materials.
  • Ensure that the product, visual identity and sales narrative communicate one coherent idea.
  • Lead launch planning, broker outreach and ongoing traffic-generation initiatives.
  • Work directly on presentations, communications and materials when needed.

 

Contribute to Product and Predevelopment Strategy

  • Review unit mix, layouts, residence features, finishes and amenity programming.
  • Coordinate market-informed feedback with developers, architects and designers.
  • Consider how design decisions affect buyer experience, perceived value, positioning and salability.
  • Identify product decisions that could strengthen the development or create buyer resistance.

 

Support Sales Teams and New Business

  • Partner with Corcoran agents serving as project sales teams.
  • Establish clear reporting, communication and operating expectations.
  • Support a first-class experience for developers, agents and buyers.
  • Contribute research, strategy and positioning ideas to new-business pitches.

 

What We Are Looking For

  • Approximately three to five years of relevant experience in residential new development, real estate marketing, brokerage operations, developer marketing, design coordination, account management or a related client-service environment.
  • Evidence that you are ready to progress from coordinating assignments to owning outcomes.
  • Excellent written, verbal and presentation skills.
  • Strong organization across multiple simultaneous projects.
  • Analytical comfort with pricing, market data and performance reporting.
  • Sound judgment, curiosity and close attention to detail.
  • Confidence working with clients and senior professionals.
  • An interest in architecture, interiors and residential product.
  • Familiarity with the New York City residential market is strongly preferred.
  • A New York State real estate license, or willingness to obtain one.
