Job Summary:

The Director of Development for Clear Channel Outdoor will have an exciting opportunity to develop new outdoor Advertising Assets while building relationships at all levels of government. Strategically manage and grow the region’s portfolio of real estate assets while successfully navigating the federal, state & local regulatory environment and making strategic / tactical decisions about site location, entitlements, design, budgeting, construction and/or acquisition of real estate assets.

                                                                                                    

Job Responsibilities

  • Knows, understands, and complies with applicable Federal, state regulations, local rules, and ordinances.
  • Negotiates existing and new lease agreements with favorable terms.
  • Works with legal counsel in all matters involving zoning, relocation, permitting, lease contract negotiations, and supports any legal actions.
  • Identifies viable development opportunities including competitive inventory.
  • Work with Building, Electrical, General Contractors. Surveyors and Engineers.
  • Identify, secure, permit, and orchestrate the building of new assets in the market.
  • Work with State, County, and City officials on all matters pertaining to the development of new assets and all relocations.
  • Attends regulatory and public hearings.
  • Pursue modernization of existing ordinances, to provide for the use of current technology such as digital format.
  • Coordinate with the VP Real Estate and VP Public Affairs to achieve shared market goals and objectives.
  • Manages development team of two (2) - four (4).
  • Performs other duties as assigned.

Job Qualifications

Education and Certifications

  • Bachelor’s degree or equivalent four (4) years’ experience. Graduate degree and/or real estate license a plus.

Work Experience

  • Three (3) years’ real estate experience, preferably in charge of either significant portfolio management and/or the entitlement process for a real estate leasing/development firm.
  • Two (2) years’ management experience required, preferably in a related field.

Skills

  • Knowledge of market demographics.
  • Draft, read and comprehend complex and persuasive business correspondence.
  • Ability to read and comprehend maps, blueprints, and site plans.
  • Strong computer skills required for detailed research and analysis.
  • Ability to understand and calculate basic mathematical equations.
  • Extensive knowledge of real estate principles and practices with an emphasis on field work including lead generation and application of regulations.
  • Knowledge of media and advertising industry, business cycles, key revenue and expense drivers.
  • Deep and broad business acumen with strong analytical, critical thinking, decision making, and problem-solving skills focused on achieving business results.
  • Proficient in Microsoft software applications (i.e., Word, Excel, Outlook, and PowerPoint).
  • Able to complete required math calculations such as discounts, interest, commissions, proportions and percentages.
  • Able to accurately assess situations, perform root cause analysis and provide solutions.
  • Excellent verbal and written communications skills, including acumen in delivering presentations.

Physical Demands

  • Employee must have the ability to sit and/or stand at a desk for a minimum of eight (8) hours a day and complete tasks requiring repetitive use of hands.

  • This job is performed in a temperature-controlled office environment.

Other Requirements

  • Occasional travel outside the market area for legislative sessions and company sponsored events and trade meetings.
  • Has a valid driver’s license.
  • Access to a reliable vehicle.

                                                                                                     

The Targeted Compensation Range for New York - Pennsylvania position is:
Min: $160,000.
Max: $210,000.
Bonus eligible, subject to the terms and conditions of the applicable incentive plan.

Ultimate compensation will be based on several factors, including relevant experience, skills, scope and responsibility of the position, as well as pursuant to salary market benchmarks. This salary range is a good-faith estimate of the salary for this position.
