Blue Owl Real Assets platform has over $85 billion in assets under management as of March 31, 2026, across three strategies: Net Lease, Real Estate Credit and Digital Infrastructure. We are looking for a Senior Associate to join the Real Assets Investments Team, focused on Portfolio Management and Strategy. Our team is responsible for the Portfolio Management and Strategy of all closed-end and open-ended funds within our Net Lease, Real Estate Finance Credit and Digital Infrastructure strategies, including ORENT and ODIT, our flagship non-traded REITs. In addition to day-to-day portfolio management responsibilities, our team also leads the execution of strategic transactions, including take-private acquisitions, strategic sale of asset portfolios, and capital markets transactions including equity, private placements credit facilities and FX hedging. Our team is also actively involved in communications with rating agencies, institutional investors, investment bankers and lender relationships. The qualified Senior Associate will be working with a highly collaborative team that is dynamic, entrepreneurial, and hard-working. This is an opportunity to join our team in New York, in our Manhattan office.
 

Title: Senior Associate
 

Roles & Responsibilities

  • Lead analytical workstreams and support key strategic initiatives for the closed-end and open-ended funds across our net lease, real estate credit and digital infrastructure strategies

  • Serve as a key team member in the execution of strategic corporate M&A and capital markets transactions, including equity capital raises, private placements, and fund-level debt financings, supporting a range of investment funds and strategies

  • Create complex financial analyses in connection with ongoing business planning, new product launches, potential strategic transactions and capital allocation and financing strategies

  • Support ad hoc projects presented to Real Assets C-Suite, including evaluations of potential investments, capital deployment initiatives, and asset disposition opportunities, as well as conducting industry research, analyzing market trends, and assessing the competitive real estate landscape

  • Build and maintain forward-looking fund-level models for multiple funds and our non-traded REITs

  • Assist with fund liquidity, conduct on-going liquidity analysis, proactively plan for capital needs (including capital calls and debt draws)

  • Prepare quantitative and qualitative analyses, and draft Board presentation materials for our non-traded REITs

  • Support Institutional Capital and Private Wealth teams in fundraising initiatives and Investor Relations by preparing discussion materials and providing quantitative and qualitative analysis for RFP and investor Q&A, among other

  • Monitor trends in the public and private REIT markets and the bond and equity markets to formulate competitive and financial strategies

  • Assist in developing and monitoring key business performance metrics, including return calculations, operating results, and trends

  • Assist with monthly and quarterly valuations processes and coordinate with consultants and participate in valuation committee meetings

  • Interface with asset managers, investment officers, accounting, tax and legal teams, commercial banks, investment banks, rating agencies and consultants, etc.

Skills & Experience

  • 5+ years of Real Estate Investing, Real Estate Fund Management or Investment Banking preferred (Real Estate Investment Banking coverage a plus)

  • Strong demonstrated experience in M&A, and capital markets execution, financial analysis, and financial modeling with advanced Excel and PowerPoint skills

  • Strong attention to detail with the ability to work in the details but also assess “the bigger picture” and provide key takeaways and conclusions

  • Demonstrated strong critical thinking and analytical skills with the ability to quickly synthesize information from multiple sources

  • Excellent verbal, written communication, and interpersonal skills

  • Exceptional organizational and time-management skills, including an open, action-oriented personality.

  • Flexible and able to thrive in an entrepreneurial, fast-paced, and proactive environment.

Education

  • Undergraduate degree in related fields (Finance, Accounting, Business or Economics preferred) with strong academic record

It is expected that the base annual salary range for this New York City-based position will be $175,000 to $200,000. Actual salaries may vary based on factors, such as skill, experience, and qualification for the role. Employees may be eligible for a discretionary bonus, based on factors such as individual and team performance.
