Summary of the Position:

The Senior Director, Business Development will play a key role in growing Tishman Speyer’s third-party client solutions platform. The primary mandate of the role is to originate and convert new third-party business opportunities by developing senior-level relationships across the institutional real estate community.

The Senior Director will cultivate relationships with institutional owners, lenders, special servicers, receivers, family offices and other key industry participants to identify opportunities for Tishman Speyer to provide third-party real estate services, including property management, asset management, leasing, design and construction oversight, hospitality and other services that leverage the firm’s integrated real estate platform.

Based in New York, the role will have a particular focus on developing relationships and originating opportunities within the New York institutional real estate community while leveraging Tishman Speyer’s global platform to pursue opportunities across geographies. The successful candidate will bring an established network of senior industry relationships, a demonstrated track record of originating business, strong commercial judgment and the ability to mobilize Tishman Speyer’s regional and functional expertise around client needs.

Success in the role will be measured by the development of new senior relationships, creation of a qualified pipeline, origination and conversion of new opportunities, and expansion of existing client relationships.

Key Responsibilities:

· Originate new third-party business opportunities by developing and expanding senior-level relationships across the institutional real estate community, with a particular focus on New York.

· Build and maintain relationships with institutional owners, pension funds, sovereign wealth funds, insurance companies, lenders, special servicers, receivers, family offices and other real estate owners and capital providers, as well as key industry intermediaries and advisors.

· Leverage Tishman Speyer’s global network, existing institutional relationships, referrals, industry events and market intelligence to identify prospective clients, establish connectivity to key decision-makers and build a qualified pipeline of opportunities.

· Develop a deep understanding of clients’ portfolios, priorities and challenges to identify opportunities across Tishman Speyer’s third-party capabilities, including property management, asset management, leasing, design and construction oversight, hospitality and other services across the firm.

· Lead and quarterback new business pursuits, mobilizing Tishman Speyer’s regional and functional expertise to develop compelling client solutions, business plans, proposals and fee structures, and remain engaged through presentation, negotiation and execution.

· Maintain senior-level relationships with existing third-party clients, proactively seeking feedback, strengthening relationships and identifying opportunities for additional assignments, services and geographies.

· Collaborate across Tishman Speyer’s global platform to share relationships, market intelligence and opportunities and ensure the full breadth of the firm’s capabilities is brought to clients.

· Maintain a disciplined approach to relationship development and pipeline management, leveraging CRM, relationship intelligence and AI-powered tools to map relationships, prioritize prospects, track engagement and measure business development activity.

Qualifications:

· Bachelor's degree required.

· 5-7+ years of business development, investment sales, capital markets, asset management, or related commercial real estate experience.

· Established network of senior relationships across the New York real estate community and a demonstrated track record of originating and converting new business opportunities.

· Strong understanding of institutional commercial real estate, including capital markets, debt and equity structures, valuation fundamentals, and cap rates, with the ability to engage credibly with owners, investors, lenders, special servicers, and other capital providers on asset performance, distressed asset situations, and investment strategies.

· Strong capabilities in public speaking, facilitation and communication skills to be leveraged in small and large group settings.

· Ability to present and facilitate effectively to multifaceted audiences and debrief experiential learning processes.

· Ability to develop and maintain relationships of trust and confidence at all levels of the enterprise from line to executive level.

· Demonstrate integrity, dependability, responsibility, accountability, self-awareness, work ethic, and empathy.

· Possess knowledge of adult learning theories and methodologies with the ability to apply them in learning/leadership/technology and change management.

· Demonstrated ability to leverage emerging technologies, including artificial intelligence, automation, and data-driven tools, to improve efficiency, enhance decision-making, and drive innovation.

The base compensation range for this role is $170,000 to $190,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees. This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
