Job Description

Turner & Townsend are seeking an experienced Sustainability Program Manager within the New York Real Estate Program Management service line. This Associate Director level role will lead the delivery of construction program and portfolio management services across a blend of capital projects, and strategic investment programs for large, sophisticated clients.

In addition to core program leadership, the ideal candidate will bring experience supporting sustainability or Net Zero (NZ)–aligned initiatives — such as energy programs, decarbonization roadmaps, carbon‑impact analysis, or sustainability-focused investment prioritization. While not a dedicated sustainability SME role, familiarity with NZ concepts will help the candidate guide clients through increasingly important investment decisions.

This role will lead a small team, act as a senior advisor to clients, and support a variety of programs across the NY region depending on business need.

Core Responsibilities:

  • Oversee portfolio planning, program controls, and prioritization processes in line with strategic objectives and capacity to deliver.
  • Ensure benefits realization, alignment to strategic objectives, and adherence to program success criteria.
  • Define program roles, responsibilities, and governance structures (e.g., RACI, decision pathways).
  • Manage controls processes including risk, change, issues, dependencies, and interface alignment across connected projects.
  • Establish standardized delivery frameworks, playbooks, and execution plans tailored to client requirements and maintain tools and templates aligned to the agreed delivery methodology.
  • Engage and coordinate with cross‑functional teams including real estate, design, construction, FM, sustainability, and finance functions.
  • Lead the implementation and ongoing improvement of data management systems, reporting dashboards, and analytics for program performance.
  • Use quantitative and qualitative data to inform prioritization, capital planning, and operational investment decisions.
  • Provide executive‑ready reporting, insights, and narrative on progress, risk, and recommended actions.
  • Support clients in evaluating and prioritizing initiatives within wider portfolio planning efforts.
  • Act as a senior, client-facing advisor — shaping strategic decisions, influencing stakeholders, and communicating insights clearly to executive audiences.
  • Lead and mentor a small team of program management professionals within the NY RE Program Management group.
  • Support the growth and capability building of the wider NY PM team and contribute to business development as needed. 

Qualifications

Capabilities, Skills and Knowledge:

  • An articulate leader with business insight to balance commercial objectives against program compliance requirements.
  • Strong understanding of program controls, portfolio management, and structured PMO methodologies.
  • Experience with developing and implementing governance frameworks and program execution strategies.
  • Highly competent with data, analytics, and program information systems.
  • Bachelor's degree in construction management, engineering, project management, or a related technical field.
  • Minimum 10 years of experience delivering complex programs in the built commercial real estate environment. 
  • Experience with managing a program of connected projects successfully with a collective value in excess of $50M.
